Sometimes good things take a little while to become reality, case in point we found out last week that the Roosevelt Collection, a high-end mixed-used development located on an approximately 7.75 acre site in the South Loop area of Chicago in which Epstein served as the architect of record, was certified LEED by the United States Green Building Council (USGBC). This project was initially completed in 2009 shortly after the start of the Great Recession and since then has switch ownership hands. Now under the direction of McCaffery Interests, the final certification paperwork was submitted by Epstein earlier this year and with the USGBCs seal of approval, and 5 years after completion, we are proud to call Roosevelt Collection our 41st LEED-certified project!
If you are curious, Roosevelt is comprised of five main components; Retail (approximately 361,000 gross square feet), Theater (95,000 gross square feet), Structured Parking (approximately 760,000 gross square feet with 1,700 spaces), Mid-Rise Apartments (approximately 335,000 gross square feet with 342 units), and Hi-Rise Apartments (approximately 435,000 gross square feet with 290 units).
The sustainable design components that contributed to the LEED certification include:
¢A water-loop heat pump system which was designed for the residential units and will provide approximately 35% energy savings.
¢75% construction waste was recycled.
¢The implementation of a 30% green roof adjacent to the lower level residential patios.
¢The site, which is a brownfield development, is strategically located near multiple public transportation facilities including CTA "El" stations, CTA bus stops and Metra train stations.
