In an effort to attract new tenants, the owners of 600 W Fulton, Parkside Realty, engaged Epstein to help modernize the building exterior and lobby. This is a special project for us because this building is where Epstein has called home since 1983.
The primary goals were to brighten the interior and exterior lobby spaces, and bring a contemporary face to the building exterior. To do so, we are providing architecture, interior design, MEP and structural engineering, and lighting design services.
Epstein brightened the lobby by changing the color palette and improving the lighting quality. Other improvements to the lobby include re-surfacing the reception desk, and introducing an artistic preserved moss focal point behind reception.
On the exterior, Epstein replaced original cast iron decorative panels between levels 1 and 2 with glass spandrel panels, giving the lower levels of the building a taller, more contemporary feel. Epstein added storefront to four structural bays on the east side, bringing light and views into a prime tenant space. Epstein improved the streetscape by introducing two large planters along Fulton. The Fulton street sidewalk is a vaulted basement, so the large planters allow Parkside to have trees at the front of the building.
Additionally, Epstein also designed decorative laser-cut metal panels to dress up the exterior lobby. These panels, which cover the entire west wall, will feature a stylized map of Chicago.
This is not the first project we have taken on at 600 West Fulton; a few years ago, Epstein also designed, engineered and built a new tenant amenity space within the building.
