Epstein served as the design architect for this 25,000 m2, 14-story high-rise office building in Warsaw, Poland.
Chmielna 89 was developed by Cavatina Holding and is located within the Warsaw Central Business District on a site with numerous legal restrictions. Overcoming those regulations was a challenge for our designers and the end result was the unique triangle shape of Chmielna, defined by a condition of having a zero-shading-impact on neighboring residential buildings.
Chmielna 89's BREEAM-certified structure is cut at a dramatic, crystal-shaped angle on the northern side resulting from an impact analysis on solar access of the neighboring residential buildings, and features a transparent façade comprised of steel, aluminum and large glass panels. Large green terraces and green surroundings provide relaxing spaces for visitors. It also provides 117 parking spaces located within the building’s two-story underground parking garage. The lobby features a unique, eye-catching geometric patterned ceiling and elegant elevator entrance.
